Harbour Isle Resales reports total home sales in our community numbered 61 for calendar 2016 versus 52 in 2015. That’s an increase of 17%! At the same time, the average price was up from $234,135 in 2015 to $244,797 this past year, an increase of 4.5%. The highest price paid in 2016 was $375,000.
Rentals also have gained strength as the general real estate market has improved. The lowest price for the transactions HIR facilitated was an unfurnished annual rental at $1,200 per month. The highest was a furnished seasonal unit that rented for $3,200 per month. Typically, the annual rentals range upward to $1,700-$1,800 per month and the seasonals range in the $2,300-$2,600 area.
Harbour Isle Marina’s 63 slip marina continues to be completely full during season with the boats averaging some 50 feet in length.
The community of Harbour Isle, with a total of 912 waterfront residences and an 8’ deep marina, is a major component of the housing market on Hutchinson Island. Buyers and renters are a mix of retirees from the Northeast and younger families from South Florida, attracted to the Treasure Coast’s laid back boating and beach lifestyle. The increase in special events held in Ft. Pierce’s renovated historic downtown has contributed greatly to interest in local real estate as well.
